36 villas located within the International Sports and Leisure Club at No.10 Dongfeng South Road, Chaoyang District, Beijing, were constructed by Beijing Oriental Aojing Sports and Culture Development Co., Ltd. (hereinafter referred to as "Oriental Aojing Company"). The above-mentioned villas have not obtained legal approval procedures for land use and construction in accordance with the law, which constitutes illegal occupation and construction. The former Beijing Municipal Bureau of Land and Resources has made an administrative penalty decision against Dongfang Aojing Company, ordering it to dismantle on its own. The case has now entered the court's compulsory enforcement procedure. Beijing Gaodun Law Firm has been commissioned to provide specialized legal services to assist the court in enforcing the aforementioned 36 illegally constructed villas.

1. Arrange multiple lawyers to be stationed on-site to provide legal services. Accepting the commission, starting from November 17, 2021, the Gao Dun lawyer team dispatched multiple lawyers to the command center to participate in various work meetings organized by the command center, review, organize, and analyze relevant materials, and assign lawyers to various work groups according to the requirements of the command center. Based on the specific situation and task requirements of each group, they provided relevant legal opinions and suggestions for properly assisting the court's enforcement work. With the increase of legal service workload, during the service period, Beijing Gaodun Law Firm has dispatched a total of 11 legal service staff to form a legal service team to assist the court in compulsory work.
2. Receive homebuyers and provide legal consultation. During the entire project period, the Gao Dun legal team participated in the reception point established by the command center. They arrived early with the staff of the command center every day, actively extended the service hours, and jointly received homebuyers with petition and legal consultation demands, ensuring that homebuyers could consult and answer questions at any time. During the consultation and response process, the Gao Dun legal team patiently answered the relevant demands raised by different homebuyers, clarified their interests, and guided them to actively cooperate with the court's enforcement work, vacate and deliver the house as soon as possible, and protect their legitimate rights and interests by suing Beijing Shounong Dongfeng Asset Management Co., Ltd., a shareholder of Oriental Aojing Company.
3. Assist each working group in conducting on-site visits to homebuyers. During the entire project, the Gao Dun legal team assigned lawyers to various work groups and followed each group to visit the buyers two to three times a day. They assisted each group in explaining the legal provisions related to court enforcement to the buyers, calming their emotions, understanding key information such as contract signing, purchase payment, and decoration, guiding the buyers to actively cooperate with the court's enforcement work, and providing advice and assistance in collecting relevant evidence for the buyers, so that they can protect their legitimate rights and interests by suing Beijing Shounong Dongfeng Asset Management Co., Ltd., a shareholder of Oriental Aojing Company, in the future.
4. Draft legal documents based on the progress of mandatory work. The Gao Dun legal team continuously collected other relevant materials and basic facts of this project during the project promotion process, and drafted legal documents such as a lawsuit for the homebuyer based on the specific situation of this project.

With strong support and full recognition from the leadership, Beijing Gaodun Law Firm assisted the court in completing the demolition of all 36 illegal villas ahead of schedule, and successfully guided the buyers of 29 of them to protect their legitimate rights and interests by suing Beijing Shounong Dongfeng Asset Management Co., Ltd., a shareholder of Oriental Aojing Company, which accounted for over 80% of all illegal villa buyers
